In these GP layouts, the GP stands for the Gram Panchayat layout where the owner determines how many feet the road should be. And when compared to HMDA, the community does not have facilities such as facilities, parks, safety, roads, electricity, drainage and water supply. HMDA takes care of all the facilities required by the society and HMDA puts some plots into mortgaged plots.

The Government has given permission for Rural Development and Panchayats to approve layouts / residential properties located on one acre of land at village boundaries. Lands outside the above limits shall be approved by the Urban or Village Planning Directorate.

These government agencies have a mortgage on some land, and they do not allow the developer to sell those mortgage plots. They only release those mortgage plots once the term and conditions are met by HMDA or DTCP.


Those people inspect the land’s ECs from the last thirty years to clearly identify their ownership. And they ask the developer to get the NOC's certificates of sealing lands or Bhudan lands. If any builder violates these conditions, they prove the layout.

Beware of illegal layouts
There are fewer fraudsters now, selling plots without getting permission from HMDA or DTCP. They are cheating users by claiming their HMDA or DTCP application number as the layout permission number(LP).
